What Triggers a Termite Inspection?

We have been offering termite treatments across Southern California since 1992. In our experience, customers typically reach out to us for one of the following reasons:

  • You've seen swarmers. Winged termites, often mistaken for flying ants, appearing indoors or near light sources are a strong indicator of an active nearby colony.
  • You've found frass. Small, pellet-shaped droppings near windowsills, baseboards, or door frames are a signature of drywood termite activity.
  • You're buying or selling. California real estate custom and many lenders require a Wood Destroying Organism (WDO) report as part of the transaction process.
  • You haven't had one in years. If your home has never been inspected or your last inspection was more than two years ago, now is the right time.
  • You've had treatment before. A follow-up inspection confirms whether prior treatment was successful and whether any new activity has developed.

What Kilter Termite and Pest Control Inspectors Check

A termite inspection from Kilter Termite and Pest Control is designed to identify visible termite activity, termite-damaged wood, dry rot, and conditions that may allow an infestation to spread in a home or commercial property. Inspectors check accessible areas such as:

  • Exterior perimeter and visible foundation areas
  • Wood-to-soil contact points
  • Crawl spaces or basements, when accessible
  • Attic framing and other accessible roof-structure areas
  • Interior walls and ceilings
  • Door frames and window frames
  • Exterior wood elements such as siding, fascia, and eaves
  • Attached garages and other accessible structural areas
  • Visible signs such as mud tubes, damaged wood, moisture issues, and other evidence of infestation

Our inspectors may also use tools such as moisture meters, sounding tools, cameras, and ladders when needed to evaluate vulnerable areas more closely.

How Our Inspection Process Works

The inspection process is meant to give homeowners, business owners, and property managers a clear picture of what is going on before any treatment is chosen.

  • Step 1: Schedule the inspection. The process begins with a free inspection appointment for the home, business, or managed property.
  • Step 2: Walk through the property with a licensed inspector. A California-licensed inspector evaluates accessible interior and exterior areas where termites, damage, or risk conditions may be present.
  • Step 3: Document visible findings. The inspection is recorded in a state-registered termite inspection report covering visible infestation, termite damage, dry rot, and related conditions.
  • Step 4: Review the report and recommendations. After the inspection, you receive a detailed written report. If termite activity is found, we explain the recommended next step, which may include KILFOAM™, KILGUARD™, fumigation, wood repair, or another treatment approach based on the findings.
  • Step 5: Decide whether to move forward. The inspection does not lock you into treatment. We offer free inspections with no obligation to proceed, so you can review the report and decide what makes sense for the property.

Termite concerns do not always show up at a convenient time. Kilter Termite and Pest Control offers 24/7 phone availability and same-day service, which makes it easier to get an inspection on the calendar when a problem needs prompt attention.

After the Inspection: Your Options

If our inspector identifies active termite activity, the next step is a termite treatment recommendation. Kilter Termite and Pest Control offers several approaches:

  • KILGUARD™ No-Tent Treatment. Targeted application with no fumigation tent required. Most homeowners remain in their homes. Backed by a 2-year whole-home warranty.
  • KILFOAM™. Injectable foam that reaches wall voids and concealed structural cavities where spray application can't reach.
  • Subterranean Treatments. Soil-based and baiting solutions for below-grade colony activity.
  • Wood Replacement. For areas where termite damage has already compromised structural integrity.

Kilter Termite and Pest Control holds Pest Control License PR2272 and our applicators are State Certified. We offer financing on qualifying services, and all treatment comes with transparent pricing explained before any work begins.

Protect your investment with a free inspection from our licensed termite team. Reach out online or call (866) 827-1727 to schedule your service today.

Have Questions?

Our Team Has The Answers.
  • No, our pricing is completely transparent. Your initial charge is based on your needs. If it just standard pest control, then your initial charge is $156, and your monthly cost is $52.
  • Yes. We want to earn your long-term business, not use a contract to force you to stay. The only reason we require a signed agreement on file is the recurring auto pay. We need the agreement to show you approved the charges, but every Kilter Pest Control agreement says you may cancel anytime.
  • Free termite inspections, “Stay in Your Home” termite treatments, Fumigations (termite tenting), Free Rodent Inspections, Rodent control, Wood repair & replacement, insulation services, free bed bug inspections, bed bug heat or spray treatments + every type of commercial pest service.
  • You have a couple of options. Pest Shield™ begins on a Quarterly service schedule with free, unlimited re-treatments. During the months we are not scheduled to treat your home, call for free re-treatments. Turn your quarterly schedule into a monthly schedule. The only catch is that you must call and schedule the re-treatments. If you want us to schedule monthly, then you’d need to sign up for our Monthly service plan, which is $69/month.
